QRT to occupy most of Victoria’s n2 office building
Qube Research & Technologies has agreed to take additional floors at n2 in Victoria and is expected to occupy most of the 161,000 sq ft building.
Qube Research & Technologies has agreed a series of deals to take additional floors at the n2 office development in Victoria, central London, and is now expected to occupy most of the 161,000 sq ft building, according to people familiar with the arrangements. Land Securities owns the building. Neither QRT nor Land Securities commented on the transactions.
The hedge fund originally committed to about 40,000 sq ft during n2’s construction in 2022. It expanded its footprint by taking space that had been reserved or used by other tenants. The additional space was secured through multiple transactions rather than a single new lease.
QRT spun out of Credit Suisse in 2018 with roughly $800 million of capital and has grown since. As of August the firm managed about $55 billion. Its activities include electronic market making, trading in physical commodities and providing capital to external hedge fund managers. The firm’s Torus fund returned 18.6% in the first half of 2026.
The firm has broadened staff and business lines in recent years. Occupying contiguous floors will allow trading teams, technology staff and support functions to be based in one location, people familiar with the firm’s workspace needs noted.
The expansion reflects continued demand from hedge funds and asset managers for large, modern office floors in established financial districts such as Victoria. Landlords say there is strong demand for premium space as firms look to cluster teams and preserve in-office collaboration.
Land Securities remains the freeholder of n2. Details on lease lengths, rent levels and the timing of moves were not disclosed. The transactions increase QRT’s presence in London well beyond its initial commitment made during construction in 2022.
