Ken Griffin expands Miami campus, drops hotel for offices

Recent filings with Miami-Dade County show Ken Griffin has revised plans for Citadel’s mixed-use campus in Miami’s Brickell district. The core development no longer includes a planned hotel tower; the updated submission adds office space, a 300-unit residential building and a 1,420-space parking garage, and consolidates ownership of a nearby 22-story condominium for demolition.
Griffin has assembled roughly five acres across several adjoining properties on the waterfront. The site is intended to serve as the regional headquarters for Citadel and Citadel Securities and to house expanded office operations alongside residential and parking support.
A separate hotel proposal across the street remains under consideration, while the primary campus plan has shifted away from hospitality toward a larger commercial component. The revised scheme increases office square footage compared with earlier plans filed with local authorities.
The redesign follows public debate in New York over a proposed levy on second homes owned by high-net-worth owners, a discussion in which a New York mayoral candidate referenced Griffin. People familiar with the plans indicate those policy discussions influenced the scale and direction of Griffin’s investments in Miami. Griffin moved Citadel’s headquarters from Chicago to Miami in 2022.
Since relocating, Citadel has purchased multiple parcels in Brickell and funded local civic and infrastructure projects. Industry participants note the firm’s expanded footprint in Miami could affect previously announced development plans elsewhere, including a proposed office tower in Manhattan.
Local approvals and the demolition of the consolidated condominium are required before construction can begin. Citadel has not provided a detailed public timeline. Additional filings are possible as the campus plan is refined and parcels continue to be assembled.
